Are you licensed in Florida?
Yes. We have a real estate license and we are also licensed in Community Association Management (CAM). -
How will I receive my rent?
We can pay your rent in whatever method works best for you. Many owners appreciate receiving their income via ACH or direct deposit. We can also wire you the money or mail you a hard check. -
Do I have to accept Section 8 in my rental property?
No, you are not required to do so. In some cases, we recommend opening properties to Section 8 tenants, but it’s not a requirement. If you own a property in a neighborhood that is predominantly Section 8, it may be a good idea to consider renting to low-income tenants who need housing assistance. However, participation in this program is not mandatory. -
Will I have access to the lease my tenant signs?
Yes. You will get a copy of the lease when your tenant signs it and moves in. We use an electronic lease with an e-signature. As your Boca Raton property manager, we can enter into the lease with a tenant on your behalf. This will not happen until the application process is complete and a tenant has been thoroughly screened and approved. -
Do you collect a security deposit?
Yes, we do. The tenant’s security deposit is held in a separate non-interest bearing account in our local bank branch, in accordance with Florida law. When we control the security deposit, we can make the difficult decisions after a lease period about what is normal wear and tear and what qualifies as tenant damage. If a tenant does leave damage behind, we will charge the security deposit to pay for that damage accordingly. -
How soon can you start managing my property?
We can begin managing your investment property immediately. We’ll meet you at the property, discuss our expectations and your expectations, and review the management agreement. We’ll get copies of the keys and collect information on the bank account that you want us to deposit rent into. Then, we’ll begin advertising your property or take over the management of any tenants you currently have in place. We’ll walk you through how to use our online owner portal and ensure you know how to contact us when you have a question or a concern.
